Particulate matter is easy to ignore because, most of the time, you can't see it. It often takes something dramatic—like wildfire smoke drifting in from hundreds of miles away—for people to start thinking about the air they're breathing.

The dust you can't quite see

Dust complaints. Air that feels “heavy.” And during wildfire season or a city pollution spike, a noticeable shift that has tenants asking whether it's safe to keep the windows shut.

Small enough to slip through

PM2.5 and PM10 are microscopic particles suspended in the air. PM2.5 is particularly concerning because it's small enough to penetrate deep into the lungs. The problem is they can bypass filtration that looks fine on paper, drifting in through gaps, intakes, and doors faster than your system clears them.

The slow, cumulative cost

Fine particulate matter is linked to respiratory irritation and, over the long term, cardiovascular risk. The burden lands hardest on sensitive occupants: people with asthma, older tenants, anyone with a respiratory condition. And unlike a one-off smell, particle exposure is cumulative. It's the quiet, ongoing kind of air quality issue that rarely generates a single dramatic complaint, but steadily erodes the underlying health of a building.

Two questions you stop having to guess at

Monitoring particulate matter answers two things you'd otherwise be guessing about:

  1. Are my filters actually performing?  Not “were they rated well when installed,” but performing today, under real conditions.
  2. Is outside air worse than inside air right now?  During a smoke event, the instinct to “air the place out” can make things dramatically worse. Real-time data tells you when to seal up and recirculate instead.

That second point is the big one. When a wildfire smoke event rolls in, the buildings that cope best aren't the ones with the fanciest equipment. They're the ones that can see what's happening and adjust in real time, while everyone else is reacting to the news.

Particles are invisible by definition. Monitoring is the only way to manage them.
